Accounts Payable & Receivable
Vendor invoices coded and paid against verified funds. Tenant receipts applied to the right lease. Management fees taken and owner distributions cut on schedule, every month, inside your property management software.
Take both sides or just the one that is eating your week. Outsourced accounts payable and outsourced accounts receivable are sold separately or as part of a full monthly close.

Owner distributions, on the same date every month
Payables fail loudly. A missed invoice becomes a late fee, a shut-off notice, or a vendor who stops answering. Receivables fail quietly. A receipt applied to the wrong lease looks fine in the bank balance and only surfaces when a tenant disputes a charge or an owner statement does not make sense. Both are back-office work that scales badly with headcount and well with process.
From invoice arrival to cleared payment, with the approval decision left where it belongs.
From tenant payment to a receivable ledger that supports the owner statement.
The reasonable objection to handing payables to an outside team is that it puts distance between your money and your judgment. We build the engagement so the opposite happens: the person preparing the payment is not the person approving it, and every step leaves a record inside your software.
We prepare and code. You approve. Neither side can complete a payment alone.
Property-level balance checked before release, so no owner's cash covers another's bill.
Approvals, backup, and payment history recorded in your platform, not in our inbox.
W-9s collected and vendor records maintained through the year, not reconstructed in January.
Owners do not evaluate your back office on invoice coding accuracy. They evaluate it on whether their distribution arrives when you said it would and whether the statement behind it explains itself. Every payable and receivable task on this page exists to make that one moment boring.
Receiving vendor invoices, coding them to the right property and GL account, checking that the property has funds available before anything is paid, routing approvals to whoever needs to approve them, scheduling the payment run, and keeping the vendor records and 1099 detail clean behind it. The approval decision stays with you. Everything around it moves to us.
You do, on the rule you set. Some clients approve every invoice, some approve above a dollar threshold and let recurring utilities and known vendors flow through, some route by property or by owner. We build the workflow inside your software so the approval trail is recorded where the payment is, not in an email thread.
Yes, and on trust-held funds this is not optional. An invoice paid from a property with an insufficient balance is one owner's money covering another owner's expense. We verify available funds at the property level before a payment goes out and flag shortfalls to you rather than paying through them.
Applying tenant receipts to the correct lease and charge, posting rent, late fees, utility rebills, and tenant chargebacks, tracking delinquency so you can see who is behind and by how much, reconciling merchant and lockbox deposits, and preparing the receivable detail that supports owner statements.
Yes. Plenty of clients keep receivables in house because their leasing team already touches tenants daily, and hand us payables because invoice coding and payment runs are pure back office. The reverse is just as common. Both can also be folded into a full monthly close.
AppFolio, Yardi, Buildium, Rent Manager, Entrata, RealPage, MRI, and QuickBooks. We take accountant access to your instance and use the AP and AR modules you already own, including automated invoice capture where your platform supports it.
AP and AR are where the money moves. Reconciliation proves it moved correctly, and trust accounting governs whose money it was in the first place.
Residential, commercial and everything in between. The asset class changes what the books have to prove, and our teams are staffed accordingly.
Property Managers, Investors & Owner Operators
Came from a bookkeeper who did not know real estate
Following a series of erroneous financials from my previous bookkeeper, who lacked expertise in real estate, it's been truly remarkable to receive not only accurate financials on a consistent basis but also proactive advice without prompting. The REA team is a game-changer in real estate accounting!
Real-estate-only specialists
As REA exclusively specializes in Real Estate, I rest easy knowing my financials are precise every month while saving money at the same time, an invaluable benefit.
Handed over the whole accounting function
I highly recommend Real Estate Accounting (REA) services from this group. They truly are great and have helped us tremendously at a time we needed it the most. I felt very comfortable giving up all my accounting responsibilities to this team and I'm still glad I made the decision to work with this group. Nothing less than an amazing experience!
Day-to-day financial operations
REA and team have been nothing but excellent helping our firm with its day to day financial needs. Their expertise, professionalism, and timeliness have made our lives so much easier. We foresee a long relationship with REA and team.
Onboarding and responsiveness
Real Estate Accounting truly is a special company. They helped as if they were a part of our company, with the concern and caution as an employee would have, but even more. They quickly ascertained our needs and developed an effective team to help with our accounting needs. They were extremely responsive and always accurate. I would recommend their services to anyone who needs help with their property management accounting.
Smaller portfolio, still looked after
Adam the owner took a personal interest in my situation and was willing to work with me to see if his company was a good fit. I may be too small for them but I would highly recommend them to anyone considering a bookkeeper for their property management business.
