An HOA's accounting has an audience that no other vertical has: a volunteer board, a membership entitled to see the numbers, and in most states a statute governing reserves, assessments, and disclosure. The books exist to be read by people who did not prepare them, which changes what good looks like.
What makes it different
Assessments are set by budget and collected on a schedule, so revenue is more predictable than almost anywhere else in real estate. With operating and reserve funds properly separated, an association's financial position can be stated plainly on one page.
Where it goes wrong
The classic failure is an operating shortfall covered from the reserve account with every intention of paying it back. It rarely gets booked as a loan and it rarely gets repaid. Combine that with special assessments recorded as ordinary income, delinquency written off instead of pursued, and a reserve study nobody has reconciled to the actual balance, and the association arrives at a major repair with a funding gap and a legal problem.
How we work it
Reserve contributions, interest, and expenditure are tracked against the reserve study rather than pooled, interfund transfers are recorded as what they are, and the monthly package is written to be read by a board rather than by an accountant. That is also what makes the annual audit uneventful.
