A syndication's economics are not in the general ledger. They are in the operating agreement: the preferred return, the catch-up, the promote, the waterfall tiers, and how capital accounts are maintained. The accounting exists to make that document computable, deal by deal.
What makes it different
One project, one entity, one set of investors is a tidy structure. With the GL built around the project from day one, per-deal profitability, distributions, and investor capital accounts all fall out of the books rather than being reconstructed in a spreadsheet each quarter.
Where it goes wrong
Distributions get paid before the preferred return is properly calculated. Contributions arrive at different times and the accounting never reflects the timing. Capital accounts are maintained outside the books, so the balance sheet and the investor statements disagree. And syndication-specific tax work at year-end becomes an archaeology project because the deal was never tracked at the level the K-1s require.
How we work it
Every transaction is assigned to the correct project, bank accounts and mortgage loans are reconciled monthly, and reporting templates are built to be sent on a schedule rather than assembled on request. That is what keeps LP statements, the balance sheet, and the year-end tax package telling the same story.
The accounting problem changes with the platform underneath it. Each page below is the specific version of syndicators bookkeeping for that system.
Upon receiving secure access to your accounting software (e.g. Quickbooks Online, etc.), we will do thorough review to understand the quality of your historical records and general ledger (GL) account set up. We'll create intuitive and industry accepted GL accounts, as well as complete any necessary catch-up bookkeeping (as needed).
From an accounting perspective, it's critical that real estate syndicators track profitability by project. As your business grows, it's critical your accounting software and back-office is set up to scale with you, and this is exactly what we do. We review every transaction and assign each to the correct project/property. Furthermore, all bank accounts and mortgage loans will be reconciled on a monthly basis.
To keep LPs happy and in the know, the most successful syndicators consistently send out financial reporting on a monthly basis. We will work with you to create scalable reporting templates and ensure they are sent out on a timely basis.
Outsourced accounting fails when nobody owns the account. At REA you are assigned a property accounting team and a client success lead who knows your portfolio, your owners, and your quirks. They stay on your account, so you are never re-explaining your chart of accounts to someone new.

Came from a bookkeeper who did not know real estate
Following a series of erroneous financials from my previous bookkeeper, who lacked expertise in real estate, it's been truly remarkable to receive not only accurate financials on a consistent basis but also proactive advice without prompting. The REA team is a game-changer in real estate accounting!
Real-estate-only specialists
As REA exclusively specializes in Real Estate, I rest easy knowing my financials are precise every month while saving money at the same time, an invaluable benefit.
Handed over the whole accounting function
I highly recommend Real Estate Accounting (REA) services from this group. They truly are great and have helped us tremendously at a time we needed it the most. I felt very comfortable giving up all my accounting responsibilities to this team and I'm still glad I made the decision to work with this group. Nothing less than an amazing experience!
Day-to-day financial operations
REA and team have been nothing but excellent helping our firm with its day to day financial needs. Their expertise, professionalism, and timeliness have made our lives so much easier. We foresee a long relationship with REA and team.
Onboarding and responsiveness
Real Estate Accounting truly is a special company. They helped as if they were a part of our company, with the concern and caution as an employee would have, but even more. They quickly ascertained our needs and developed an effective team to help with our accounting needs. They were extremely responsive and always accurate. I would recommend their services to anyone who needs help with their property management accounting.
Smaller portfolio, still looked after
Adam the owner took a personal interest in my situation and was willing to work with me to see if his company was a good fit. I may be too small for them but I would highly recommend them to anyone considering a bookkeeper for their property management business.

Accounting for real estate investors in syndications involves tracking individual investments, profit shares, and distributions accurately. It also includes preparing detailed reports to ensure transparency and compliance.
Investor contributions and distributions are tracked through detailed financial records that document each investor's capital contribution, share of profits, and any distributions made. This ensures transparency and accurate reporting.
Tax preparation involves compiling all financial transactions, ensuring compliance with tax regulations, and preparing tax returns for the syndication and individual investors. Professional tax advisors can help navigate complex tax laws.
Professional accounting services offer expertise, ensure compliance, provide accurate financial records, and offer detailed reporting. This helps in the effective management of the syndication and builds trust with investors, making it a vital aspect of accounting for real estate investors.
Compliance is ensured by staying updated with current financial regulations, maintaining accurate records, and working with experienced accountants and legal advisors to ensure all requirements are met.
Essential financial reports include balance sheets, income statements, cash flow statements, and capital accounts for each investor. These reports provide a clear picture of the syndication's financial health.
