Door count is the number everyone leads with, and it is the weakest predictor in the quote. Real estate bookkeeping cost is driven far more by how many bank accounts have to reconcile, how many legal entities file separately, and whether the money moving through the portfolio is yours or somebody else’s. Fifty doors held in one entity on one operating account is a smaller monthly job than twelve doors split across six LLCs with a trust account underneath them.
Property management bookkeeping cost carries a second driver that owner-operator work does not: trust accounting. When you hold tenant deposits and owner funds, every month has to prove three things agree, not two, and the owner statements and distributions have to be right before they leave the building. That is real recurring work and it is priced as such.
The third driver is the condition of the books on day one. A clean file continued forward is a different engagement from a file that is nine months behind with a chart of accounts nobody has maintained. Cleanup is quoted separately from the monthly rate, because it is finite work with an end date, and pretending otherwise inflates the recurring number forever.
What do bookkeeping packages for real estate actually include? Both tiers above are monthly engagements, not hourly. They cover reconciliation, transaction coding, payables, owner distributions and a monthly reporting package your CPA can file from. The difference between them is depth: depreciation schedules and full ledger audits sit in the upper tier.

Bookkeeper cost for realtors is usually decided by whether commission income and expense categorisation is the whole job, or whether rentals sit underneath it too.
Why is final pricing set after a call? Because quoting a portfolio without seeing the entity structure, the software and the current state of the file produces a number that changes in month two. We would rather ask four questions and give you one number that holds.
