Idaho lets the lease set the deposit return period within a statutory ceiling, which means the deadline is a document question rather than a fixed rule. Boise portfolios assembled from multiple lease templates over years of growth often have several different clocks running at once.

Idaho rules that apply here
Under 6-321 the refund is due within 21 days where the agreement fixes no time, and in any event within 30 days of surrender. So the lease can extend the period up to 30 days but cannot go beyond it, and where the lease is silent the shorter 21-day rule applies. A portfolio using one workflow for every unit is applying whichever clock happens to be built into the process rather than the one each lease actually created.
That makes the lease an input to the accounting calendar. We record the applicable period per tenancy from the agreement rather than assuming a portfolio default, because the difference between 21 and 30 days is exactly the margin in which a move-out file gets finished.
Idaho also asks for more than an itemisation. Any refund short of the full deposit must be accompanied by a signed statement itemising the amounts retained, the purpose for each, AND a detailed list of expenditures made from the deposit. That last element is a spending record, not a charge schedule, so the evidence has to show what the money was actually used for rather than what it was assessed for.
Idaho 6-321 lets the LEASE set the refund period within a statutory ceiling: 21 days where the agreement fixes no time, and in any event no more than 30 days after surrender. The deadline is therefore a document question rather than a fixed rule, and a portfolio built from several lease templates has several clocks running at once.
Idaho asks for more than an itemisation. Any refund short of the full deposit must carry a SIGNED statement itemising the amounts retained, the purpose of each, AND a detailed list of EXPENDITURES made from the deposit. That last element is a record of spending rather than of assessment, so the deposit ledger has to connect to the maintenance ledger: charges must trace to invoices, labour records or materials cost. Wrongful withholding carries treble exposure plus fees and costs.

As REA exclusively specializes in Real Estate, I rest easy knowing my financials are precise every month while saving money at the same time, an invaluable benefit.
I highly recommend Real Estate Accounting (REA) services from this group. They truly are great and have helped us tremendously at a time we needed it the most. I felt very comfortable giving up all my accounting responsibilities to this team and I'm still glad I made the decision to work with this group. Nothing less than an amazing experience!
REA and team have been nothing but excellent helping our firm with its day to day financial needs. Their expertise, professionalism, and timeliness have made our lives so much easier. We foresee a long relationship with REA and team.
Both, depending on the lease. Twenty-one days where the agreement fixes no time, and up to 30 where it does, but never beyond 30 from surrender. A portfolio-wide default applies the wrong clock to some leases.
A signed statement itemising the amounts retained and the purpose of each, plus a detailed list of expenditures made from the deposit. That last part is a record of what the money was spent on, not just what was assessed.
Wrongful withholding exposes the landlord to damages plus attorney fees and costs, with treble exposure available on amounts wrongfully withheld.
