Iowa requires deposits to be held for the tenant in a bank, savings and loan association or credit union insured by a federal agency, and expressly prohibits commingling with the landlord's personal funds. That is a structural requirement, and the failure is almost always drift rather than intent, a deposit received into the operating account because that is where the payment landed and never moved.
Because the prohibition is on commingling rather than on a specific account structure, the reconciliation that proves compliance is composition: what the deposit account holds against what is owed per tenant. An account that reconciles in total to the bank tells you the ledger agrees with the statement, not that the funds are unmixed.
The two-month cap runs alongside, measured against rent. In a portfolio where rents have moved and deposits were set at move-in, the binding case is a unit re-let at a lower rate with a deposit carried forward, which is the same trap Michigan sets and is just as rarely checked.
Iowa 562A.12 caps the deposit at two months' rent and requires return, or a written statement of deductions, within 30 days from termination AND receipt of the tenant's mailing address or delivery instructions, so the tenant's act starts the clock.
Iowa's interest rule runs opposite to most states: any interest earned during the FIRST FIVE YEARS of a tenancy is the property of the LANDLORD, and after that it is not. A five-year ownership boundary is genuinely unusual and it makes tenancy start date an accounting input, because a portfolio with tenants either side of it cannot use one blended treatment. Deposits must be held for the tenant at a federally insured institution and must NOT be commingled with the landlord's personal funds.
