The balance of the deposit and a written itemisation must be delivered or mailed within FOURTEEN days after demand and designation of where payment may be made or mailed. The clock is triggered by the tenant, like Oklahoma and Mississippi, but the window once it starts is very short. A portfolio that batches move-out processing monthly will miss it structurally, because a demand arriving mid-cycle expires before the next batch runs.
The deposit cap is one month's periodic rent, with a pet deposit of up to one quarter of one month's periodic rent permitted in addition. That fraction is specific enough that a flat pet deposit figure applied across a portfolio will exceed it on lower-rent units while leaving room on higher-rent ones. Pet deposits have to be calculated per unit against that unit's rent, not set as a company-wide amount.
The remedy for a wilful failure not in good faith is one month's periodic rent or twice the deposit, whichever is LESS, as liquidated damages. That cap is unusual and it means the exposure is bounded, but combined with a 14-day window it is also easily triggered.
