Real Estate Bookkeeping In Arizona

Arizona is a Sun Belt growth market defined by large single-family rental portfolios, a fast-expanding build-to-rent sector, and HOA-heavy master-planned communities. The accounting consequence is multi-entity: one management company often carries dozens of associations alongside its rental portfolio.

What Arizona Law Changes About Your Books

Deposit Handling and Trust Requirements

Trust and deposit rules are set state by state, and they change the accounting itself, not just the paperwork around it. A deadline is a ledger requirement: you cannot return a deposit inside a statutory window if the ledger cannot say what is owed.

Security deposits

Arizona ARS Title 33 requires the deposit, or an itemized deduction statement, to be returned within 14 business days of lease termination.

Trust and segregation

Deposits and owner funds must be held separately from the management company's operating money, with a per-tenant and per-owner ledger behind the bank balance.

What we do about it

  • Deposit liabilities tracked per tenant, so a 14 business days deadline is answerable from the ledger
  • Trust accounts reconciled three ways, including every beneficiary balance
  • Deduction documentation recorded against the correct ledger, not filed separately
  • Aging deposits flagged before the statutory window closes

Summary of statutory requirements provided for orientation. It is not legal advice, and local ordinances can impose stricter rules than the state minimum.

Cities We Cover in Arizona

Market by Market

We work with property managers and investors across all of Arizona, all 266 cities and towns of it. The markets below are the ones we publish Arizona-specific detail for. If yours is not listed, the same team and the same ARS Title 33 rules still apply.

Flagstaff

Flagstaff’s rental market is shaped by Northern Arizona University’s large student population, year-round tourism tied to the Grand Canyon corridor, and a mix of workforce housing demand from healthcare and outdoor recreation employers. Property managers here handle a portfolio blend that few markets match: student housing, short-term vacation rentals, and long-term residential units, often within the same company.

Phoenix

Phoenix’s property management market is defined by large-scale single-family rental portfolios, a fast-growing build-to-rent sector, and HOA-heavy master-planned communities that demand precise, multi-entity accounting. Sun Belt migration inflows have kept occupancy competitive and portfolio sizes expanding, making accurate AppFolio bookkeeping more critical than ever.

Tucson

Tucson’s rental market is shaped by a large student population anchored to the University of Arizona, steady demand from military and civilian personnel at Davis-Monthan Air Force Base, and a growing retiree segment drawn to the Sonoran Desert climate. The result is a diverse portfolio mix, from off-campus student housing and workforce rentals to HOA-governed communities, each with distinct bookkeeping demands.

Onboarding and responsiveness

Real Estate Accounting truly is a special company. They helped as if they were a part of our company, with the concern and caution as an employee would have, but even more. They quickly ascertained our needs and developed an effective team to help with our accounting needs. They were extremely responsive and always accurate. I would recommend their services to anyone who needs help with their property management accounting.

Smaller portfolio, still looked after

Adam the owner took a personal interest in my situation and was willing to work with me to see if his company was a good fit. I may be too small for them but I would highly recommend them to anyone considering a bookkeeper for their property management business.
